Replacement sash windows to a house in Clapham, SW4

We were contacted by this client in early November 2025 as she was looking to undertake a full renovation of her property in Netherford Road in Clapham, which includes sash window replacement. Our client was keen to restore her property to its original character, and one aspect of this was to replace the existing aluminium framed windows that were fitted in the 80s, and replace them with traditional timber box sash windows.

Netherford Road is very close to Wandsworth Road overground station and has the classic terraced red brick properties which can be found all over Clapham. They feature two large bays, one on the ground floor and one on the first floor, with a single sash window above the front door. Lightly-detailed masonry enrichments above the front windows are often painted white, to stand in contrast to the red brick facades, which in some instances have been painted over.
Our surveyor Sean attended the property to inspect all of the windows, measure up and look at neighbouring properties to understand what the original design would have been. Sean discussed the plan for the property renovation and how best to schedule our work with other trades.
We quoted to replace all windows in the property, which included those two front bays and the single above the front door, as well as five windows to the rear, giving a total of 12 sash windows. All of the larger sash windows included a single vertical glazing bar in the top sash, as requested by the client. Our quote specified toughened glass which we include for as standard in all of our windows and doors.
Our client decided to proceed with our quotation in early February, at which point we confirmed the finer details of her order. She decided to opt for our Hardwick ironmongery in antique brass to give a more aged feel to the windows.
Once the windows had been fully surveyed and all of the final dimensions were taken, the order was sent to our workshop in East Sussex. The workshop manager Trevor oversaw the entire manufacturing process, from the timber being machined, to assembly on the bench and finally spray painted in the chosen colour by our expert painter David. For our paint system, we use Teknos Aquatop paint.
Our Order Processor James kept our client updated throughout the manufacture and liaised with Trevor in the workshop to ensure that the manufacturing process was completed on 1st May, exactly 12 weeks after the order was confirmed.
The installation was booked to begin on 26th May, to suit the client’s schedule with other trades working on the property. Our installer Jon worked alongside his trainee Jack for 13 working days at the property. Jon has been with the company for more than five years working as a senior window fitter. Jack has been with the company for two years, initially working in our yard preparing materials for installations, and then moving up to being a trainee fitter.
For the majority of the installation period, our client was away on holiday. Our installation team had keys to the property and liaised with other trades to allow access and ensure that the project kept moving while our client was away. After the installation, our client contacted to say “the guys have done a great job whilst we’ve been away”.
Carrying out installations in period properties is never straightforward, especially in cases like this where the original windows have been ripped out and non-traditional windows have been fitted. Whenever we see that, we are aware that whoever fitted the non-traditional windows would more than likely have completed the works using some unconventional techniques. We often see concrete, rubble or loose bricks dumped into the voids where box frames once stood, and that is what we encountered here. When removing the aluminium windows on the first floor front bay, the rebate where the original box frames would have been positioned were filled with concrete. This had to be broken out and removed by our installation team, but having been part of the company for more than five years, Jon has seen it all and is very capable of getting the job done!

The installation continued with Jon and Jack finishing the windows with ogee architraves internally, and fitting our discreetly positioned XR16 trickle vents to the heads of the sash windows. Installation was completed on 11th June, and our client was provided with a FENSA certificate and an insurance backed guarantee from InstallSure.
